Sunshine Coast Detached Listings
Sales down by 37% over the previous year

There are currently 312 detached listings on the Sunshine Coast. This is up from June 30, 2017 when there were 293 detached listings. Detached sales year-to-date ending July 31, 2017: 437 sales, in 2016: 700 sales; in 2015: 425 sales, and in 2014: 322 sales. The current market's hot price range is between $401,000 and $500,000 with 83 sales occurring in this price range. With the current sales pace, this represents approximately a five month supply of listings.

Sunshine Coast Attached Listings
Sales down by 6% over the previous year


There are currently 46 current attached listings. This is up from June 30, 2017 when there were 36 attached listings. Attached sales this year-to-date ending July 31, 2017: 142 sales; in 2016: 151 sales; in 2015: 104 sales and in 2014: 64 sales. With the current sales pace this represents a two month supply of listings. Attached listings represent strata unit apartments, condos and townhouses.

Sunshine Coast Land Listings
Sales down by 57% over the previous year

There are currently 233 bare land listings. This is down slightly from June 30, 2017 when there were 239 land listings. Land sales year-to-date ending July 31, 2017: 123 sales; in 2016: 285 sales; in 2015: 82 sales, and in 2014: 36 sales. With the current sales pace this represents approximately a 13 month supply of listings.

Inventory is still creeping up.

While we are seeing the inventory slowly creep up, we are still in a seller’s market. Sales are down from 2016 however that was an exceptional year in real estate. If we compare sales to previous years we are doing well.

What is surprising is the amount of home sales over $1,000,000. The same time last year sales at that price point were 54 – and that was a stellar year. This year we’re showing 61 sales at that level of pricing. Go back to 2015 and there were only 22 during the same period. It is now becoming common to see homes selling for over $1,000,000 that are not waterfront.

Sunshine Coast is still the best neighborhood in the Lower Mainland and the best value at any time of year.The market in 2017 is going to be very interesting.
