Sunshine Coast Detached Listings
Sales down by 28% over the previous year


There are currently 255 detached listings on the Sunshine Coast. This is down from September 30, 2017 when there were 290 detached listings. Detached sales year-to-date ending October 31, 2017: 626 sales, in 2016: 870 sales; in 2015: 625 sales, and in 2014: 500 sales. The current market's hot price range is between $451,000 and $550,000 with 117 sales occurring in this price range. With the current sales pace, this represents approximately a four month supply of listings.

Sunshine Coast Attached Listings
Sales the same as previous year

There are currently 39 current attached listings. This is down from September 30, 2017 when there were 47 attached listings. Attached sales this year-to-date ending October 31, 2017: 207 sales; in 2016: 207 sales; in 2015: 140 sales and in 2014: 97 sales. With the current sales pace this represents an approximate two month supply of listings. Attached listings represent strata unit apartments, condos and townhouses.

Sales down by 51% over the previous year

There are currently 196 bare land listings. This is down from September 30, 2017 when there were 211 land listings. Land sales year-to-date ending October 31, 2017: 174 sales; in 2016: 353 sales; in 2015: 130 sales, and in 2014: 61 sales. With the current sales pace this represents approximately an 11 month supply of listings.

The Lower Mainland has discovered the beauty of the Sunshine Coast

I am looking back at 2015 for the same time period and we had 303 detached sales below $400,000 compared to 94 in 2017. In 2014, for the same time period, we had we had 13 sales over a $1,000,000; in 2015 there were 30 sales; in 2016 there were 69 sales and this year 86 sales. I always find it mind-boggling to look at these prices, but the reality is the price of homes on the Sunshine Coast are going up. We still have a long ways to catch up with similar markets so the run is far from over.

Talking with friends in Vancouver and everyone knows someone who is moving to the Coast. The city is just not the same anymore. The coast offers a friendly, safe, clean environment for all ages and is a short ferry ride away. So for all age groups the Coast is still affordable option.

The Sunshine Coast is still the best neighbourhood in the Lower Mainland and the best value at any time of the year.
