Sunshine Coast Detached listings

There are 739 current detached listings on the Sunshine Coast this is down from May. Year to date detached sales ending June 30, 2014 there were 254 detached sales, in 2013 there were 253 sales and in 2012 there were 277 sales for the same time period. The current market’s hot price range is below $400,000, with 141 sales occurring in this price range. With the current pace of sales this represents a 17 month supply of listings.

Sunshine Coast Attached Listing

There are 182 current attached listings. Attached sales ending June 30, 2014 there were 58 sales, in 2013 there were 45 sales and in 2012 there were 49 sales for the same time period. With the current pace of sales this represents a 18 month supply of listings .Attached listing represents strata unit apartments, condos and townhouses. Attached sales are up slightly over the previous year

Sunshine Coast Land listing

There are 449 bare land listing. Land sales ending June 30, 2014 there were 25 sales, in 2013 there were 26 sales and in 2012 there were 34 sales. With the current pace of sales this represents a 96 month supply.

$301,000 to $400,000 with 87 sales
$401,000 to $500,000 with 34 sales
$501,000 to $600,000 with 34 sales
$601,000 to $700,000 with 11 sales
$701,000 to $ 800,000 with 11 sales
$801,000 to $900,000 with 2 sales
$901,000 to $1,000,000 with 5 sales
8 sales over a $1,001,000 this month

In all areas of the market we saw the monthly supply of listings fall. Interesting note were 10 bare land sales on mls in the month of June. This represents confidence in the market with builder’s building spec homes and owners building their own homes. It means jobs persons getting back to work this strengthens our local Sunshine Coast economy. Now one month does not represent a market, except for Realtors are busy so let’s keep our fingers crossed. If you are priced above $600,000 June was not a favourable month for you with only a few sales above this number.

Buyer ‘s if you are looking for a great deal the Sunshine Coast it is a spot to invest, history shows us that it will not last and the Seller will be in the driver’s seat soon.
