Market Update for October

Sunshine Coast Detached listings

There are currently 617 detached listings on the Sunshine Coast. This is up marginally from 2013 where in the same period we had 611 detached listings. Detached sales year –to- date ending October 31, 2014: there are 486, in 2013 there were 413 sales, in 2012 there were 423 and in 2011 there were 411 sales. The current market's hot price range is between$301,000 and $400,000, with 159 sales occurring in this price range. With the current sales pace this represents a thirteen month supply of listings.

Sunshine Coast Attached Listing

There are 176 current attached listings. This is up over 2013, where in the same period we had 138 attached listings. Attached sales this year to date ending October 31, 2014 there were 95 ; in 2013 there were 79 sales; in 2012 there were 83 sales. and in 2011 there were 87 sales. With the current pace of sales this represents an eighteen month supply of listings. Attached listing represents strata unit apartments, condos and townhouses. Attached property sales are up slightly over the previous year.

 Sunshine Coast Land listing

There are 433 bare land listing. This is up slightly from 2013 when we had 403 listings. Land sales year –to- date ending October 31, 2014:  there were 55  sales, in 2013 there were 48 sales, in 2012 there were 54 sales and in 2011 there were 71 sales. With the current sales pace this represents a seventy-eight month supply.

  • ·        $501,000 to $600,000 with 54 sales

  • ·        $701,000 to $ 800,000 with 18 sales
  • ·        $801,000 to $900,000 with 6 sales
  • ·        $901,000 to $1,000,000 with 7 sales
  • ·        13 sales over a $1,001,000 this year
Once again we are in the Local Election fever and yet again affordable housing comes up. If we can get some long term good paying jobs on the Sunshine Coast this question will be answered for many. The following quote was taken from The Huffington Post Canada by Daniel Tencer “Affordability isn’t just about prices; homeowners’ incomes are also a factor.“ The coast goes thru cycles created by a boom in the construction industry every 6 to 7 years. We could level this out with the creation of sustainable industry on the coast that provided jobs. So ask your candidate how they intend to support the creation of sustainable industry.Meanwhile the market is changing  and there is some incredible buys out there do not be caught looking back at lost opportunities.
