Sunshine Coast Detached Listings
Sales up by 29 % over the previous year

There are currently 308 detached listings on the Sunshine Coast. This is down from last month in which there were 363 detached listings. Detached sales year-to-date ending December 31, 2015: 756 sales, in 2014: 584 sales; in 2013: 455 sales, and in 2012: 478 sales. The current market's hot price range is between $301,000 and $400,000 with 230 sales occurring in this price range. With the current sales pace, this represents a 5 month supply of listings.

Sunshine Coast Attached Listings
Sales up by 53 % over the previous year

There are currently 102 current attached listings. This is down from November when there were 121 attached listings. Attached sales this year-to-date ending December 31, 2015: 174 sales; in 2014: 114 sales; in 2013: 98 sales and in 2012: 90 sales. With the current sales pace this represents a 7 month supply of listings. Attached listing represents strata unit apartments, condos and townhouses. Attached property sales are up over the previous years.

Sunshine Coast Land Listings
Sales up by 121 % over the previous year

There are currently 335 bare land listings. This is down from November when there were 379 land listings. Land sales year-to-date ending December 31, 2015:  161 sales; in 2014: 73 sales; in 2013: 60 sales, and in 2012: 67 sales. With the current sales pace this represents a 29 month supply.

Well 2014 was not a bad year but 2015 was a stellar year for sales. Sales increased and so did the Sunshine Coast home prices, according to the MLS® Home Price Index, the home prices rose by 11.8 percent to $392,200. Construction is booming, subdivisions are filling in and people are discovering how beautiful the Sunshine Coast is. We are now into the 2nd year of an up market and detached homes have moved into a more balanced market and attached and land listings are trending to a more balanced market. Typically our markets run for 6 to 7 years both up and down so here is looking to a strong 2016.
