Sunshine Coast Detached Listings

Sales down by 24% over the previous year

There are currently 370 detached listings on the Sunshine Coast. This is up from June 30, 2018 when there were 344 detached listings. Detached sales year-to-date ending July 31, 2018: 330 sales, in 2017: 436 sales; in 2016: 700 sales, and in 2015: 425 sales. The current market's hot price range is between $501,000 and $600,000 with 65 sales occurring in this price range. With the current sales pace, this represents approximately an almost eight month supply of listings.

Sunshine Coast Attached Listings

Sales down by 29% from last year

There are currently 54 current attached listings. This is up from June 30, 2018 when there were 48 attached listings. Attached sales this year-to-date ending July 31, 2018: 100 sales; in 2017: 141 sales; in 2016: 151 sales and in 2015: 104 sales. With the current sales pace this represents an almost four month supply of listings. Attached listings represent strata unit apartments, condos and townhouses.

Sunshine Coast Land Listings

Sales down 16% over previous year

There are currently 201 bare land listings. This is up from June 30, 2018 when there were 178 land listings. Land sales year-to-date ending July 31, 2018: 103 sales; in 2017: 122 sales; in 2016: 285 sales, and in 2015: 82 sales. With the current sales pace this represents approximately a thirteen month supply of listings.

 Short commentary this month

It is summer so we will not go in depth and wait for September. The market in the family home seems to be slow, with a few showings and not a lot of offers. Over a million seems to be moving quite nicely with over 51 sales year to date. Some realtors that I have talked to are finding things quite slow, so let’s see what the end of summer brings.

The Sunshine Coast is still the best neighborhood in the Lower Mainland and the best value, being 20 to 30 percent lower than comparable areas of the Lower Mainland.
