Market Update for September 30, 2021

 

Sunshine Coast Detached Listings

Sales up by 10% over the previous year

There are currently 140 detached listings on the Sunshine Coast. This is down from August 31, 2021 when there were 157 detached listings. Detached sales year-to-date ending September 30, 2021: 639 sales, in 2020: 573 sales, in 2019: 372 sales, in 2018: 421 sales; in 2017: 561 sales, and in 2016: 826 sales. 2021 market’s hot price range is between $1,001,000 to $2,000,000 with 198 sales. With the current sales pace, this represents approximately a two month supply of listings.

 

Sunshine Coast Attached Listings

Sales up 31% from last year

There are currently 61 attached listings. This is up from August 31, 2021 when there were 55 attached listings. Attached sales this year-to-date ending September 30, 2021: 203 sales, in 2020: 140 sales, in 2019: 112 sales; in 2018: 116 sales; in 2017: 186 sales and in 2016: 190 sales. With the current sales pace this represents a three month supply of listings. Attached listings represent strata unit apartments, condos and townhouses.

 

Sunshine Coast Land Listings

Sales up 40% over previous year

There are currently 98 bare land listings. This is down from August 31, 2021 when there were 110 land listings. Land sales year-to-date ending September 30, 2021: 192 sales, in 2020: 116 sales, in 2019: 71 sales; in 2018: 128 sales; in 2017: 160 sales and in 2016: 335 sales. With the current sales pace this represents approximately a five month supply of listings.

  • $801,000 to $900,000 with 90 sales
  • $901,000 to $1,000,000 with 62 sales
  • $1,001,000 to $2,000,000 with 198
  • 40 sales over a $2,001,000

No Inventory

It seems that with the crazy market everything has sold, there is hardly any inventory for Buyers to look at. Things are being snapped up as they are being listed.  Now is a great time to sell if you’ve been thinking about it.

Sunshine Coast is still the best neighborhood in the Lower Mainland and the best value, being 20 to 30 percent lower than comparable areas of the Lower Mainland. Why fight the traffic when you can relax aboard a scenic cruise while catching up on rest or work during the 40-minute commute.
